"How do I start a multifamily investing mentorship?” That task seems daunting at first, and for many, succeeding relies all too heavily on your ability to network. The good news is, it’s possible to find a world-class mentor without wasting precious time and money on building your network and relying on being in the right place at the right time.
Simply put, look for who is standing out above the noise. Multifamily Real Estate is a growing industry and the word is out on its profitability. You’re beginning to see more and more options for who to invest with and who to teach you how to invest. It may start to feel overwhelming, but we’ve all heard the expression “the cream rises to the top.” Look for the person who is standing out, who is being recognized for their accomplishments. Everyone can talk a mean game about the wealth they’ve accumulated, but what else have they accomplished? What do their investors say? Those questions are some of the most important to understand when you’re choosing to approach.
Reading LinkedIn articles is one thing, but how do you shake hands with the person who could teach you how to build your own personal wealth? The answer is different for everyone, but most likely, you’ll need to look out for investor meetups, property tours, educational events, or even real estate clubs that can put you in direct proximity to those industry leaders. Sometimes you’ll get a chance to meet both the syndicator and their team, have them walk you through some of their deals, and explain how to get started as a real estate investor.
Ideally, you want both. There are a lot of different options out there, but finding an operator who is also educating and coaching is invaluable. That’s how you learn not just how to finance, underwrite, and purchase multifamily deals, but also how to raise NOI, push rents, and play a direct hand in your investment’s success. You’d be hard-pressed to find an educator who hasn’t done deals of their own, but the market is constantly changing. Having timely and relevant experience allows an operator/educator to aptly prepare their mentees for their new venture.
