I hear this question more than anything else, and my answer is always the same. Educate yourself. Many people present passive real estate investment as an easy way to make your money, and under the right circumstances, it can be. What makes it easy however, is knowing which deals to put your money into and, more importantly, who to entrust it with. 

You back the jockey, not the horse. Choosing poorly can destroy your hard-earned savings just as easily as a downturn in the stock market. That’s why I’m giving you a few specific ways that you can educate yourself on the ins and outs of apartment investing and know just what to look for in a new deal. 

Join a club

Real Estate clubs are exactly how I got my start. It may cost a membership fee, but that fee is granting you access to a group of investors who are already doing precisely what you want to be doing. A real estate club is where you can get in on the ground floor and learn what to look for in a deal, gain exposure to different operators in the industry, and even get into your first deal. 

Outside of the education you can gain from a club, the network you can build is invaluable. There is a concentration of real estate investing knowledge inside those rooms and it may very be where you’ll hear about an operator like Rockstar Capital, directly from someone who can tell you exactly what their investment experience was like. 

Consume Content

It may sound silly, but when I first found out about the real estate industry, I consumed everything I could to learn as much as I could. Podcasts, books, interviews, webinars, you name it. The best part was, many of those sources are absolutely free; they only cost your time and attention. Not everyone you hear from will have the keys to success, but learning different methods, opinions, and focuses is invaluable to deciding what type of investor you’re going to be.
